What foundation repair actually involves

Your foundation is a system: footings, walls, and piers working together to spread the weight of the house across the soil. Repair means restoring that load path, not patching what you can see.

A crack is a symptom. Filling it without addressing the soil that moved underneath is why so many homeowners pay twice. We start by identifying the cause — settlement from weak or washed-out soil, lateral pressure pushing a wall inward, or a footing undersized for the load it carries.

From there the repair is straightforward. Piers transfer weight down to soil that won’t move. Anchors and reinforcement resist the pressure pushing walls in. Foam injection fills the voids that let it settle in the first place. Each addresses a different cause, which is why the inspection comes first.

Why foundations move so much around here

Northwest Ohio sits on the heavy clay left behind by the Great Black Swamp. Clay is about the worst soil a foundation can rest on: it swells when it takes on water and shrinks as it dries, so footings get pushed up every wet spring and dropped every dry August.

Layer Ohio’s freeze-thaw cycles on top and the movement compounds season after season. That’s why foundation problems here tend to appear gradually and then accelerate, and why a repair that ignores the soil doesn’t hold.

What a pier installation actually looks like

Most homeowners have never seen this work done. Here’s the same job at three points, start to finish.

Expose the footing

We open a working trench along the affected section and dig down to the footing. Only the area we’re piering gets excavated — the rest of the yard stays untouched.

Drive the piers, then lift

Brackets are bolted to the footing and pier sections are driven to load-bearing soil. Synchronized hydraulics then transfer the weight and raise the foundation back toward level.

Backfill and grade

The trench is backfilled and graded back to the wall. The bracket stays below grade, carrying the house permanently — and there’s nothing left to look at.

Most residential pier installations run one to three days from first cut to final grade.
