What crawl space repair actually involves

A crawl space is part of your home’s air system whether it was built that way or not. Warm air rises and escapes through the roof, and replacement air gets pulled up through the floor. Whatever is under the house comes with it.

Repair means changing that dynamic. We seal the space off from the ground and outside air with a heavy vapor barrier, control the humidity that remains, and re-support any framing that has settled or rotted.

The result is a space that stays dry on its own instead of drying out temporarily. Every project starts with an inspection, because encapsulating a crawl space that still has an active water source just traps the problem under a nicer liner.

Why venting made it worse

For decades, code required crawl space vents on the theory that outside air dries things out. In a humid climate like Northwest Ohio’s, it does the opposite.

On a warm summer day, outside air holding plenty of moisture flows into a crawl space where surfaces sit ten or fifteen degrees cooler. The air cools, can’t hold the water anymore, and condenses on joists, ductwork, and insulation. Every vented summer day adds moisture instead of removing it.

Our crawl space solutions

Each system solves a different part of the problem. Most homes need two or three, not all of them.

Crawl space encapsulation

A heavy-duty reinforced vapor barrier is sealed across the floor, up the walls, and around every pier, isolating your home from ground moisture, soil gases, and pests. Seams are taped and the liner is mechanically fastened at the top so it stays put. The bright white surface also turns a space nobody wanted to enter into one you can actually inspect and store things in.

Vent sealing & air sealing

Open foundation vents are the single largest source of summer humidity under most homes. We seal the vents, close gaps at the rim joist, and bring the crawl space inside your home’s conditioned envelope so it stops fighting your HVAC system.

Drainage & sump systems

Where groundwater is the source rather than humidity, a liner alone won’t hold. We install perimeter drainage beneath the barrier feeding a sump pump with a sealed lid, so water is collected and discharged away from the home before it can pool. Battery backup is available for storm outages.

Dehumidification

Sealing gets you most of the way; a dedicated crawl space dehumidifier finishes the job by holding relative humidity below the level mold and dust mites need to survive. These units are built for the space — energy-efficient, self-draining, and quiet enough that you won’t hear it running.

Floor support jacks

Adjustable steel jacks set on engineered footings lift and permanently support sagging joists and girders. Because they’re adjustable, we can raise the floor gradually over several visits rather than forcing it all at once — which protects the drywall and finishes above while still firming up the bounce.

Insulation & void filling

Once the space is sealed, insulated wall panels keep the floors above noticeably warmer through winter. And where slabs or footings adjoining the crawl space have settled over washed-out soil, we fill the voids with PolyLevel® polyurethane foam — the same system behind our concrete leveling work.

How much does crawl space encapsulation cost?

It depends on the square footage, how much water is present, and whether the floor above needs re-support. A straightforward liner install is a much smaller project than one that also needs drainage, a sump, and support jacks. We inspect first and give you a written estimate at no charge.

Should crawl space vents be open or closed?

Closed. Venting was standard practice for decades, but in a humid climate like Northwest Ohio's it makes the problem worse — warm outside air condenses on cool surfaces under the house. Sealing the vents and conditioning the space keeps it dry.
Is a plastic vapor barrier on the ground enough?

Usually not. Loose sheeting on the dirt slows evaporation but leaves the walls, rim joist, and vents open, so humid air still gets in. Full encapsulation seals the floor and walls together and pairs with humidity control.
